Fit-out an adjacent property to the existing HQ, requiring a change of use Planning application
Steady expansion within the HQ office meant that adjacent space was required. The closest building had a ground and lower ground space, but not designated for D1 office use. From a shell and core condition an office interior design scheme was created, and Planning Consent organised.
The riverfront space had a ground floor with limited floor-to-ceiling height and full height windows. The solution for the M&E was to build dropped bulkheads to conceal the ducted air systems, whilst retaining the lofty spaces ahead of the extended mezzanine area.
A stainless steel and glass balustrade and spiral staircase added to the architectural quality of the office, along with high-specification open areas, WCs and showers.
The ROI angle was tackled by stopping the developer from fitting-out the space, enabling Gazprom to gain a contribution towards their own costs, and avoiding costs for re-instatement at the end of the lease.
The finished office interior is a mix of space-efficient workstations, integrated breakout zones, and separate group/team areas, to support the remote staff when they visit the office.
